ABOUT THE PROJECT
Contemporary Modern Residential Development
Project Typology
A mid-rise, multi-family residential condominium development planned as a gated community.
DHA Condominiums follows a clustered tower planning strategy organized around a central recreational spine, creating a balanced relationship between built mass and open space.
The layout reflects contemporary gated-community planning, prioritizing safety, accessibility, and visual order. It is designed to foster community living while maintaining spatial efficiency and environmental responsiveness.
Site Planning & Urban Design
Conceived as a peripheral block development bounded by 40-ft and 60-ft wide roads.
Urban Connectivity
Strong urban connectivity with clear vehicular access hierarchy and peripheral movement along boundary roads.
Controlled Access
Primary and secondary gated access points for controlled circulation and enhanced resident safety.
Pedestrian Friendly
Internal environment designed with minimized traffic conflict, ensuring a safe walkable social core.
Spatial Organization
The site is organized into three primary planning zones for optimal functionality.
01. Residential Zone
Five residential towers form the core-built mass. Each tower is positioned within its own landscaped plinth or green court to maintain visual corridors and spatial breathing room.
Adequate setbacks ensure privacy, daylight penetration, and cross-ventilation, creating a rhythmic skyline composition.
02. Central Amenity Spine
The heart of the development is a centralized recreational zone containing the Clubhouse, community facilities, outdoor sports courts, and water features.
Architecturally, this zone functions as a social condenser, encouraging community interaction and walkability across the entire site.
03. Circulation & Parking
Vehicular planning follows a hierarchical road network with an internal looped driveway system (18-24ft wide) ensuring smooth vehicular movement.
Distributed surface parking near each tower ensures accessibility while maintaining clear segregation of pedestrian zones.
Environmental & Climatic Response
Passive design considerations are integral to the architectural framework.
Natural Ventilation
Adequate tower spacing and modular planning allow for natural cross-ventilation in every residential unit.
Daylight Optimization
Orientation allowing maximum daylight access to most units, reducing the need for artificial lighting.
Heat Island Reduction
Landscaped surfaces and water bodies introduct microclimatic cooling, established through biophilic principles.
Built Form & Massing Philosophy
The towers adopt a compact, symmetrical massing strategy with square/rectilinear footprints and central cores.
Roof terraces and landscaped roofs enhance usable open space, while inter-tower spacing maintains proportional urban scale and geometric clarity.
The result is a contemporary modernist character rooted in functional order and rhythmic symmetry.
Landscape & Open Space Strategy
Landscape design acts as the soft-tissue connecting the architectural built forms.
Semi-Private Green Courts
Green courts around each tower act as semi-private communal spaces for residents.
Central Landscaped Plaza
Forms the visual and functional focal point, introducing water features and recreational greens.
Tree-lined Avenues
Buffer plantations and tree-lined avenues soften hard edges and provide shaded walkways.
Rooted in Modernist Principles
DHA Condominiums is a planned residential enclave defined by clustered towers, centralized amenities, and a balanced built-to-open space composition.
